At first glance, the Benelux site in Tilburg appears to be a boring enclosed group of small companies in typical small warehouses, they are surrounded by a wall of garages of adjacent homes. However, nothing could be further from the truth: Behind the facades of the enterprises you will discover bustling halls full of small and diverse entrepreneurs, singers, artists, students, ... The garages are potential breeding grounds for all kinds of activities and businesses. These new mixes of living and working require new typologies.
Together with an inspiration group, the concept was drawn up for the business area. An appropriate mix and location of new forms of living and working is introduced according to the principle of mix & match. This creates new typologies with all kinds of activities. Also at the scale of the area, a mix of functions is created with the perimeter of homes through the introduction of new homes on top of the businesses so that a closer relationship is created between the business and the edge (or wall) of homes around it. This creates a new hierarchy of the openings between the perimeter of houses – the wall & gates. The mobility is rethought in two forms: the avenues & mews, the fast lanes on the one hand and shared spaces for productivity on the other. The great diversity of spaces of different sizes and types according to the grid & grain of the site fuels the diversity of activities. The transformation of the site is the moment for regeneration of soil, water, green spaces and energy. This wealth of activities in the field also translates into a wealth of places & faces, of places and people in the neighbourhood. This is the driving force for the transformation.
